In the mountains, the time of year you shoot changes a property as much as the time of day. The same deck looks completely different under fresh snow, in July green, or with the aspens turning gold behind it. A listing that goes live in summer with photos from March is selling the wrong house.
Here is how we think about timing a shoot through the year around Telluride.
Summer
Late June through August gives you green hillsides, long days and decks you can actually stand on. It is the easiest season for exteriors, gardens and outdoor living spaces.
Two things to plan around. Afternoon thunderstorms roll in most days in July and August, so we schedule exteriors and drone work for the morning. And the days are long: in late June, twilight does not arrive until after 9 PM.
Fall
For two or three weeks, usually in the second half of September, the aspens turn and the whole valley goes gold. It is the most photogenic stretch of the year, and every window becomes a painting.
The timing moves a little every year, and our calendar fills fast. If you have a property that would look great in fall color, get in touch in August.
Winter
Snow makes everything look clean, and a lit home against fresh snow at twilight is hard to beat. Winter is also when ski access tells its own story, with the run right outside the window.
It takes more prep. Walks and decks need shoveling, and outdoor furniture needs clearing. Days are short, with twilight around 5 PM in December, and cold and wind can limit drone flights. A fire in the fireplace helps the interiors.
Mud season
April, May and November are the hardest months for exteriors. The snow is melting or not here yet, the aspens are bare and the ground is brown. Interiors still photograph well.
If a listing has to launch during mud season, we shoot the interiors now and plan the exteriors for when they will look best, or use earlier exterior images as long as they still represent the property honestly.
For rentals and hospitality
If guests book your property year-round, shoot it twice: once in summer and once in winter. Guests booking a ski week want to see snow, and guests booking July want to see the deck.
If you know a listing or launch is coming, call early. A little lead time is often the difference between the house at its best and the house in its worst week of the year.
